1. Booking Terms and Conditions
These Terms and Conditions govern the use of the Florence2Book website and regulate the relationship between the user making a reservation (hereinafter referred to as “Customer”) and Florence 2 Book Srl, with registered office at Via Gaspero Barbera 35, 50134 Florence (FI), VAT number 07370000486.
The website serves as a presentation and booking platform for the properties managed by the Florence2Book brand.
The online booking system is managed through the external Octorate Booking platform or integrated systems connected to it.
By making a reservation through the site, the Customer declares that they have read, understood, and accepted these Terms and Conditions.

2. Type of Property
Florence2Book manages non-hotel accommodation facilities in compliance with current national and regional regulations.
The properties may include:
• B&B
• guesthouses
• vacation homes
Each property operates according to its accommodation category and the relevant standards set by applicable regulations.

3. Booking Procedures
Through the online booking system available on the Site, the Customer can check availability, prices, and conditions of the rooms or accommodations in real-time.
The reservation is considered confirmed only after:
the completion of the booking procedure;
any required payment;
the receipt of the booking confirmation email.
The Customer is responsible for the accuracy of the information provided during the booking process.

4. Rates and Payment Methods
The rates published on the Site are expressed in Euros and may vary based on the season, availability, and the type of offer selected.
Depending on the chosen rate, payment may be made through one or more of the following methods:
credit or debit card online
bank transfer
payment at the property
payment of a deposit

Attention: Payment methods and any specific conditions depend on the selected rate and the time of booking.

The Customer is therefore invited to carefully check the payment conditions indicated during the booking process.

5. Tourist Tax
If required by the Municipality where the property is located, the tourist tax must be paid directly at the property according to the methods provided by local regulations.

6. Cancellation Policies
Cancellation policies may vary based on the rate selected at the time of booking.

The main types may include:
refundable rates
partially refundable rates
non-refundable rates
The specific conditions for cancellation, modification, or refund are always indicated at the time of booking and in the confirmation received via email.
In case of no-show, the property may retain the amount specified in the conditions of the booked rate.

7. Check-in and Check-out
Unless otherwise indicated by the property, the standard times are:

Check-in: from 3:00 PM
Check-out: by 10:00 AM

Any requests for early check-in or late check-out must be agreed upon in advance with the property and are subject to availability.

At check-in, the Customer must present a valid identification document for each guest, as required by Italian regulations for communication to public security authorities.

8. Number of Guests
The number of people staying in the accommodation must not exceed that indicated in the reservation.
Any additional guests must be authorized in advance by the property.

9. Security Deposit
In some properties, a security deposit may be required to cover any damages to the accommodation.
When applicable, the amount and payment methods for the security deposit will be indicated during the booking or communicated prior to check-in.
The deposit will be refunded at the end of the stay after checking the condition of the accommodation.

10. Property Rules
The Customer agrees to use the property and common areas with the utmost care and in compliance with the rules of good coexistence.

It is prohibited to:
disturb other guests or residents;
use the accommodation for illegal activities;
damage furnishings, equipment, or common areas.
Any damages caused during the stay will be charged to the Customer.

11. Pets
The presence of pets is subject to the property’s policies.
Any additional costs or restrictions will be communicated during the booking.

12. No Smoking
Unless otherwise indicated, smoking is prohibited inside the accommodations and in the internal areas of the property.

13. Waste Separation
Guests are invited to comply with local regulations regarding waste separation, following the instructions provided by the property or the Municipality.

14. Limitation of Liability
The property is not responsible for:
theft or loss of personal belongings;
temporary interruptions of services such as water, electricity, gas, or internet not attributable to the property;
force majeure events that prevent or limit the stay.

15. Privacy
The processing of personal data is carried out in compliance with current regulations on personal data protection (EU Regulation 2016/679 – GDPR).

The data provided by the Customer will be used exclusively for the management of the reservation and for compliance with current regulations.

16. Jurisdiction
The User authorizes the Company to process and communicate their personal data to third parties solely for purposes related to the management of the services offered and for compliance with current regulations on personal data protection (Legislative Decree 196/2003 and subsequent amendments).

For any disputes related to the use of the site or the services offered, the exclusive jurisdiction will be that of the city where the Company has its registered office.
